1. Multiple Listing Service(MLS)
Make sure that you choose an agent that will list your home in the Multiple Listing Service. Houses listed in the MLS can be shown by any member. It's like expanding the sales force representing your house by hundreds! ALL of the properties that I represent are listed in the MLS.
2. Advertising
Choose an agent that will promote your home. When you list your home with me, you can rest assured that the sale will be advertised in local publications, newspapers, and on the internet.
3. Open houses
An open house when your property is first placed on the market is a great promotional tool. The open house gives prospective buyers a chance to "check things out" and also serves as great "word of mouth" advertising.
4. Most importantly, choose a good realtor to sell your home.
Look for a realtor that truly wants to sell your house, instead of just promoting himself. When you list your house with me, the customer comes first!
Tips For Showing Your Home
1. If possible, try to be out of the house at the time of showing.
Prospective buyers may feel uncomfortable about viewing your home while you are there, and may be reluctant to ask questions about the home in your presence.
2. Lighting.
When there is an appointment for the house to be shown, turn on all inside and outdoor lights. A home with all the lights on looks brighter and more cheery.
3. Pets.
Plan what to do with your indoor pets when someone will be by to view the home. Pets can be kept in a penned backyard area or in a specific room with a small sign on the door during the showing.
4. Tidying Up.
When selling your home, the house should be kept as clean as possible since prospective buyers might be dropping by. Beds should be made, and no unnecessary clutter should be visible. The goal is to present your house "at its best" to the buyer.
